How JACE Delivers — Important Information
All JACE services are delivered remotely from Pakistan. Our work is based entirely on project data, drawings, programmes, correspondence and documentation provided by the client. We do not attend site or conduct physical inspections.
Where progress monitoring, programme analysis or reporting is referenced in our service descriptions, this is based on information supplied by your on-site team or project manager. Our role is to process, analyse and present that information professionally — identifying trends, delays, risks and commercial issues from the data you provide.
This model works effectively because the vast majority of construction project management, controls and commercial work is document-based. Our 27 years of on-site experience means we know exactly what to look for in the data — and how to act on it.

Contract & Commercial Management

- Structured Bill of Quantities or Schedule of Rates in Excel format

- Activities broken down by work section and area/zone
- Critical path identified and highlighted
- Key milestones: start on site, sectional completions, practical completion, handover
- PDF (A3 Gantt) and native P6 XER file exported

What you must provide
- Scope of works description
- Contract period and key milestone dates
- Any contract-specific programme requirements (NEC accepted programme, Employer baseline, etc.)
What is delivered
- Formal written delay analysis report using recognised methodology (TIA or impacted as-planned)
- Identification and quantification of delay events
- Programme extracts as appendices
- Report suitable for submission to contract administrator or dispute resolution
- One revision round included

- Baseline programme
- As-built or contemporaneous progress records
- Relevant contract correspondence
- Site diaries or progress photographs where available
What is delivered
- Formal EOT claim document for NEC3, NEC4 or JCT contracts
- Executive summary, entitlement basis, chronology, programme analysis and relief sought
- CE notifications and quotations drafted where required (NEC)
- Supporting schedule of correspondence and evidence references
- Programme extracts (as-planned vs as-built) included

Project Assist
Get one project under control — fast
- Weekly progress report (1 project) — 4 per month covering programme status, key activities, upcoming works and issues flagged
- Programme monitoring: weekly MS Project update, delay identification and float erosion alerts
- RFI log management: live register tracking submissions, responses and outstanding items
- Submittal log management: tracking submittals, review status and resubmissions
- Meeting minutes: preparation of formal minutes from up to 4 meetings per month

- Correspondence drafting: project-related letters and emails drafted on instruction

- Programme controls for up to 3 projects: weekly MS Project updates, critical path monitoring, float analysis, 2-week and 4-week look-ahead programmes
- NEC3/4 early warning notices: identification and formal drafting on instruction
- Compensation event log: maintained live register with status and financial summary
- Monthly cost & progress report: one consolidated report per project
- Tender document assistance: support on one tender per month including programme and document formatting
- Risk register: maintained and updated monthly with likelihood/impact scoring
- Weekly coordination call: 30–45 minute structured call
Controls & Commercial
Full project controls plus contract management
- Full programme controls for unlimited projects: weekly updates, critical path, float analysis, look-aheads, delay identification
- Compensation event management end-to-end: identification, early warnings, CE notifications, quotations, assessments and live CE register
- Payment application drafting: monthly interim applications in correct NEC/JCT format with supporting build-up
- Variation pricing and formal submission with supporting documentation
- Client-facing progress reports: professionally formatted monthly reports suitable for client or funder submission
- Monthly commercial summary: contract sum, CE/variation value to date, forecast final account, cashflow position
- Twice-weekly coordination calls and document control support
Embedded Resource
Senior-level, dedicated — acts as your in-house team
